What Mobile Home Leveling Typically Costs in North Fort Myers
The figures on this page are typical ranges for mobile home leveling and related work. They are not a quote for your home. We give you a written price after we have looked at the home and surveyed the frame. Until then, use these numbers to know whether you are looking at a few hundred dollars or a few thousand, and to judge whether any quote, ours included, sits in the normal band.
Releveling
| Home type | Typical range | Typical time on site |
|---|---|---|
| Singlewide | $450 to $800 | 3 to 5 hours |
| Doublewide | $750 to $1,400 | 6 to 8 hours |
| Triplewide | $1,100 to $2,000 | 1 to 2 days |
A home that is severely out of level, of any size, is priced after a survey. A doublewide costs more because it has a third row of piers down the marriage line, and we have to bring that row back into line with both outer beams.
What pushes a relevel toward the top of the range:
- How far the home has dropped. A small drift needs shims. A corner that has dropped a lot needs staged lifting and usually rebuilt piers.
- Pier condition. Cracked caps or shifted blocks mean a rebuild, priced per pier below.
- Ground under the home. North Fort Myers flatwood sand often holds water within 10 to 40 inches of the surface for much of the year, and wet ground under a home slows the work. If water stands under yours, we will tell you whether grading or drainage should be fixed first, since Florida Rule 15C-1 asks for ground that does not pond under the home.
- Carports and add-ons. An attached carport, screen room or porch roof has its own supports, and we watch those while the home is lifted.
Piers and pads
| Work | Typical range |
|---|---|
| Reset or reshim an existing pier during a relevel | $75 to $150 per pier |
| Rebuild a pier with new blocks, cap and pad | $150 to $400 per pier |
| Typical multi-pier job, all in | $500 to $2,500 |
Florida’s rule calls for pier pads of at least 4 by 16 by 16 inches of solid concrete. If a quote mentions smaller pads, ask why.
Tie-downs and anchors
| Work | Typical range |
|---|---|
| Re-tension existing straps during a relevel | often small or bundled |
| Replace individual anchors or straps | priced per anchor |
| Full anchor retrofit or new install | $600 to $3,500 |
Lee County is HUD Wind Zone III, and the county’s permit guide asks for proof of Wind Zone III. Tie-down work is listed among the jobs that need a Lee County Manufactured/Mobile Home/RV permit, so ask whether the permit cost is in the written quote. More on the anchor rules under tie-downs and anchors.
Vapor barrier and underbelly
| Work | Typical range |
|---|---|
| Patch repairs | $300 to $800 |
| Full underbelly replacement, singlewide | from about $1,200 |
| Full underbelly replacement, doublewide | up to about $4,500 |
Skirting
| Work | Typical range |
|---|---|
| Panel, vent and access-door repairs | $200 to $800 |
| Full vinyl skirting replacement | $900 to $2,500 |
Inspection
| Work | Typical range |
|---|---|
| Level, support and tie-down inspection with a written report | $150 to $350 |
Questions to ask before you agree to a price
Put these to us, or to anyone else you are getting a number from:
- What is your FLHSMV mobile home installer licence number?
- Does the price include re-tensioning or replacing the straps?
- Will this job need a Lee County permit, and who applies for it?
- How many piers are being rebuilt rather than reshimmed?
- If my home is in a flood zone, does any of this work count as replacement or substantial improvement? (Lee County requires those homes to be elevated so the lowest floor is at base flood elevation plus one foot, or the bottom of the frame in VE and Coastal A zones, verified by a registered surveyor after the home is set.)
