Mobile Home Tie-Downs and Anchors in North Fort Myers

Mobile Home Tie-Downs and Anchors in North Fort Myers, North Fort Myers, FL

Tie-downs are the ground anchors and steel straps that hold a mobile home to the ground when wind pushes on it. North Fort Myers is in Lee County, which is HUD Wind Zone III (110 mph design wind), and Lee County’s permit guide asks for proof of Wind Zone III. A full anchor retrofit or new install typically runs $600 to $3,500. We check what is under your home first and put the actual price in a written quote.

What Florida’s rule asks for

Florida Rule 15C-1 sets out how a home is anchored. This is what we check against:

  • Approved galvanised auger anchors, set according to the soil class, in undisturbed or compacted soil
  • Stabiliser plates of 180 square inches, set flush with the soil
  • Diagonal frame ties no more than 5 feet 4 inches apart
  • Longitudinal ties as well as the diagonal ones
  • Pier pads of at least 4 by 16 by 16 inches of solid concrete, with the ground graded so water does not pond under the home
  • No coral anchors in Wind Zone II or III

Soil class matters here. Most of North Fort Myers is poorly drained flatwood sand with a high water table, and the anchor has to be matched to the soil under your particular home. Ask us how we matched it.

Lee County permits

Lee County requires a Manufactured/Mobile Home/RV permit for new installs, replacements and tie downs. Blocking and anchor details are submitted with the application, and the inspections include one named “113 Tie Down”. If you as the owner apply for a tie-down permit, the county asks for an affidavit naming the installer. Ask us whether your job needs the permit and whether its cost is in the quote.

What the recent storms showed

After Ian in 2022, the state surveyed three North Fort Myers parks in its Mobile Home Tie Down Program, and none of the homes observed had left their foundations. About 80% of the damage was carports and add-ons lifting off, and in about 30% of those the carport took part of the roof. The park with the most damage also had the most homes built before HUD standards. In 2024, during Milton, an EF2 tornado estimated at 132 mph crossed the Caloosahatchee into North Fort Myers and damaged structures in two manufactured home communities before lifting near US 41.

The takeaway for us: the home’s own anchoring is only part of it. When we check tie-downs, we also look at how the carport, screen room or porch roof is attached.

Settling and straps

A strap is tensioned with the home at a fixed height. If a pier drops, the strap can go slack. That is why every relevel we do ends with the straps re-tensioned, and why a check after any big storm is worth it (see post-hurricane inspection).

The licence to ask about

Florida requires an FLHSMV mobile home installer licence for installation work, and unlicensed installation is a first-degree misdemeanour. Ask whoever is setting anchors under your home for the licence number before the work starts.
