Mobile home leveling cost calculator for North Fort Myers

This calculator turns our published price ranges into an estimate for your home. Pick the home type, its length, how far out of level it feels, what you know about the piers and how easy it is to get under, then tick any extra work. The answer is a range, built from the same numbers on our pricing page. It is not a quote: we write that after we have been under the home.

How to answer the questions

Home type. A singlewide sits on two main beams. A doublewide has two halves joined at the marriage line, with piers down that line as well as under the outer beams, which is why it costs more to bring back into one plane.

Length. Longer homes have more piers to read and more to reshim. If you do not know the length, pace it off along the outside wall and pick the closest band.

How far out of level. Be honest. A door that has just started to rub is the low end. A marble that rolls across the kitchen, or a gap at a doublewide’s marriage line, is the high end. If you are not sure, our doors and windows sticking and soft floor pages help you read the signs.

Pier condition. If you have never been under the home, “no idea” is a fine answer. If you have looked from the access door and seen cracked blocks, tipped stacks or loose shims, pick the matching option.

Access. A low frame, a lot of ductwork, or water standing under the home all slow the work. On North Fort Myers ground the last one is worth a look after rain: most of the area is poorly drained flatwood sand, with the water table often within 10 to 40 inches of the surface for much of the year.

What can move the number

  • Pier rebuilds. Each failed pier adds $150 to $400. Florida Rule 15C-1 calls for a pier pad of at least 4 by 16 by 16 inches of solid concrete, and a pad that sank has to be rebuilt, not reshimmed.
  • Water under the home. Rule 15C-1 asks for the ground under a home to be graded so water does not collect there. If it collects under yours, fixing that may belong in the job.
  • Straps and anchors. Lee County is HUD Wind Zone III, with a 110 mph design wind. If the anchors need work rather than a re-tension, tick the tie-downs box. Lee County lists tie downs among the jobs that need a Manufactured/Mobile Home/RV permit, so ask about the permit too. See tie-downs and anchors.
  • Carports and add-ons. An attached carport, screen room or porch roof has supports that have to be watched while the home is lifted. Tell us about it when you send the estimate.

After you get a range

Send it to us with the quote form, and the answers come with it so you do not have to type them again. We read the frame at the piers, look at the pads and straps, and give you a written quote. If the home turns out to need pier and pad repair more than a full relevel, the quote says so. If someone else leveled the home recently and it got worse, read leveling done wrong first.

What will my relevel cost?

Six questions. You get a ballpark range before anyone visits; the level check on site turns it into a real number.

Frequently Asked Questions

Where do the calculator's numbers come from?

From the same ranges on our pricing page: $450 to $800 for a singlewide relevel, $750 to $1,400 for a doublewide and $1,100 to $2,000 for a triplewide, $75 to $150 per pier to reshim and $150 to $400 per pier to rebuild, $600 to $3,500 for anchor work, $300 to $800 for underbelly patch repairs and $200 to $800 for skirting repairs. The calculator adjusts the relevel range for length, how far the home is out of level and how easy it is to get under.

Is the result my price?

No. It is an estimate to tell you whether you are looking at hundreds or thousands before anyone comes out. We write the quote after we have been under your home and read the level at the piers, because pier condition is the one thing nobody can price from the driveway.

I picked 'no idea' for the piers and the range got wide. Why?

Because pier work is priced per pier, and without a look underneath it could be none or it could be several rebuilds. The calculator covers that spread rather than guessing low. Once we have seen the piers, the range narrows to a number.

Does it work for a triplewide?

Yes. It starts from our typical triplewide relevel range of $1,100 to $2,000 and adjusts it the same way. A home of any size that is badly out of level is something we price after a survey, so treat the result as a starting point for the conversation, not a budget.
